Daybreak vs. Herriman: Which Community Is Right for You?

Daybreak in South Jordan and Herriman both offer strong, well-served communities along the Wasatch Front, and neither is the universal right answer. The choice comes down to a handful of criteria: where you commute, the home style and price you want, how you like to spend your weekends, which schools you are aiming for, and whether you want new construction. This guide compares both communities point by point with September 2026 market data, so you can decide based on how you actually live rather than on reputation.

The short version: if you want a walkable, lake-centered master plan with light rail to downtown Salt Lake City, Daybreak is the direction to look. If you want newer single-family homes, foothill scenery, and a fast freeway run to Lehi and the tech corridor, Herriman deserves the closer look. Most buyers find the decision narrows quickly once commute and budget are set.

1. Location & Commute

Daybreak occupies roughly 4,100 acres in western South Jordan, on land reclaimed from the former Kennecott copper mining operations. The community sits within reach of Bangerter Highway, the Mountain View Corridor, and I-15, but its signature commute asset is transit: three TRAX Red Line stations serve the community, running directly to downtown Salt Lake City, the University of Utah, and the Salt Palace Convention Center. For drivers, Bangerter Highway connects to the east side of the valley, while I-15 runs along South Jordan's eastern edge toward both Salt Lake City and Utah County. You can read more in our complete Daybreak community guide.

Herriman hugs the western edge of the Salt Lake Valley below the Oquirrh Mountains, and its position along the Mountain View Corridor is the centerpiece of its commute story. The four-mile freeway extension that opened December 19, 2025 connects 2100 North in Lehi directly to Porter Rockwell Boulevard. The drive to the Lehi and Draper tech corridor now runs roughly 15 to 20 minutes, where it once took 35 to 45. Downtown Salt Lake City is about 30 minutes by car, and Utah County jobs along I-15 are reachable through the Lehi connection to the south. Our Herriman community guide has the full transportation breakdown.

The takeaway: Daybreak leans on rail and mid-valley road access toward Salt Lake City, while Herriman is built around a direct freeway link to Lehi-area employment.

2. Home Styles & Price Range

Daybreak was designed as a traditional neighborhood development, and the housing mix reflects it: townhomes, cottage-style twin homes, and single-family houses arranged in villages around lakes, canals, and green space. The Watercourse, a 3.5-mile channel, and a series of retention ponds thread through many neighborhoods, so lake and water access is not limited to the lots on Oquirrh Lake itself. Typical homes run about 2,574 square feet on lots averaging around 3,000 square feet, a compact, low-maintenance format compared with most Wasatch Front subdivisions. The master HOA base fee for 2026 is $144.50 per month, with additional sub-association dues that vary by village, so factor that into any monthly budget comparison.

Per Redfin's public data, the median sale price in Daybreak was about $565,000 in June 2026 (Redfin recorded $565,303, down 5.7% year over year), with a trailing three-month median near $574,000. Condos and townhomes generally run $350,000 to $480,000, standard single-family homes $500,000 to $650,000, and lake-access or premium sections $650,000 to $900,000 and up. Redfin's three-month snapshot put the median days on market at about 62 days.

Herriman's housing stock skews newer, with most homes built across planned subdivisions over the past two decades. Single-family houses dominate, townhomes cluster near the Towne Center, and a few hillside sections offer larger parcels, including some acre lots. The median price per square foot runs about $205 to $214 depending on the neighborhood.

Per Redfin's public data, the median sale price in Herriman was about $587,000 in May 2026 (Redfin recorded $587,149, down 3.9% year over year), holding near that mark over the trailing three months. Townhomes typically run $425,000 to $540,000, standard single-family homes $500,000 to $700,000, and premium mountain-view properties $750,000 to $1.5 million and up. Redfin's snapshot put days on market at about 48 days on average, with sale-to-list ratios near 99 percent.

3. Community Vibe & Amenities

Daybreak's amenity list starts with the 67-acre Oquirrh Lake, where residents paddleboard, kayak, fish, and use the beaches and splash pads in summer. More than 50 miles of paved and unpaved trails connect 40-plus parks, and Downtown Daybreak now holds restaurants, retail, and a Megaplex cinema alongside the Salt Lake Bees' ballpark at America First Square. Community events, from lakefront fireworks to farmers markets and concerts, are central to the daily rhythm. The events calendar tracks Daybreak's seasonal gatherings alongside the rest of the county.

Herriman's recreation scene centers on Blackridge Reservoir, the summer draw for swimming, paddleboarding, and kayaking, ringed by the Fallen Officer Memorial Trail. W & M Butterfield Park spans roughly 60 acres with sports fields and rodeo arenas, Mountain Ridge Park opened in September 2025 with an all-abilities playground, and the planned 72-acre Juniper Canyon Recreation Area is progressing toward a phase-three completion targeted by the end of 2026. Butterfield Canyon and the Oquirrh Mountain trail systems run directly off the city's western edge, and the Commons at Herriman Towne Center brings Target, Trader Joe's, and a growing roster of dining to the city core. Herriman's seasonal festivals and concerts appear on the same events calendar.

The takeaway: Daybreak concentrates its amenities inside a walkable plan around a lake and downtown core; Herriman spreads its amenity stack across reservoir, foothills, open space, and a regional retail center.

4. Schools

Both Daybreak and Herriman are served by the Jordan School District, which also covers South Jordan, Riverton, and West Jordan. Because the district is shared, the practical comparison is campus by campus rather than district by district. Our schools guide has the full breakdown of boundaries, feeders, and open enrollment for both counties.

In Daybreak, Daybreak Elementary sits inside the community, Early Light Academy offers a charter option nearby, and families feed into South Jordan middle and high schools. The district has also directed staff to plan a new elementary school for Daybreak's Village 9, with boundary discussions in progress, to serve the growing southwestern sections.

In Herriman, the campus list includes Herriman High, Fort Herriman and Copper Mountain middle schools, and elementaries such as Blackridge, Butterfield Canyon, and Foothills. Providence Hall operates a public charter in the city, with Athlos Academy and Advantage Arts Academy nearby. The district's open enrollment policy means families are not locked to one neighborhood school in either community.

5. New Construction in September 2026

Daybreak has roughly 9,300 homes built of a projected 20,000 at full completion, so construction is ongoing by design. As of September 2026: Watermark Village, the newest village along the mile-long Watercourse, has model homes open from multiple builders; The Dawn at Daybreak by David Weekley has quick move-ins available; Downtown Daybreak Phase 2 townhomes are under construction along Center Field Drive; and The Pennant, a 190-unit rental building with ballpark views, is pre-leasing for a fall delivery. Trader Joe's filed an application for a Daybreak store in April 2026 and remains in early permitting.

Herriman is one of the busier new construction markets in Salt Lake County. Olympia, the 933-acre development in northwest Herriman, has three active subdivisions: Richmond American's Great Basin is in grand-opening sales, Wright Homes is building Joshua Tree townhomes, and EDGEhomes is marketing Kings Canyon and Mount Rainier from $344,900. Panorama, also called the South Herriman Development, is a 500-plus acre mixed-use community on the southern hillside with roughly 1,300 planned residential units, with Fieldstone Homes among the builders; the Juniper Crest Road extension supporting it is targeted for late 2026. Hidden Oaks serves a higher price point, with homes above $800,000.

We track these projects month by month. The September 2026 new construction update covers both communities and the entire Wasatch Front in detail.

6. Who Each Suits Best

Daybreak suits buyers who want errands, school, parks, and entertainment within walking distance; who will actually use a lake, a trail network, and a community pool; who want a rail option to downtown Salt Lake City; and who are comfortable with HOA governance, since most homes sit in one or more associations. It is also the clearer match for 55+ buyers: SpringHouse Village is an age-restricted village inside Daybreak with its own amenity center, clubhouse, and pool. Adam Stark holds the SRES designation and works with empty nesters in both communities.

Herriman suits buyers who want a newer single-family house with foothill views, more land in at least some sections, and a fast freeway run to Lehi and the tech corridor. It also tends to reward buyers who want the lowest entry price on new construction, with several Olympia products starting in the mid-$300,000s. Recreation there leans toward open space, reservoir, and trail rather than a walkable downtown.

Neither community is the wrong call, and many buyers rule one out in a single weekend of driving both. Start with commute and budget, then spend an afternoon at Oquirrh Lake and an afternoon at Blackridge Reservoir with the table above as your checklist.

Frequently Asked Questions

Is Daybreak or Herriman more affordable?

Which community has the better commute?

It depends on where you work. Daybreak has TRAX Red Line rail service to downtown Salt Lake City and the University of Utah, plus Bangerter Highway and I-15 for driving. Herriman sits directly on the Mountain View Corridor, which has connected to Lehi in roughly 15 to 20 minutes since the extension opened in December 2025; downtown Salt Lake City is about a 30-minute drive.

Are Daybreak and Herriman in the same school district?

Yes. Both communities are served by the Jordan School District, so the comparison is campus by campus. Daybreak has Daybreak Elementary inside the community plus charter options like Early Light Academy; Herriman has Herriman High, Fort Herriman and Copper Mountain middle schools, and elementaries including Blackridge. See our schools guide for boundaries and open enrollment.

Can I buy new construction in both communities right now?

Yes. In September 2026, Daybreak is building Watermark Village and Downtown Daybreak Phase 2 townhomes, and Herriman has active sales at Olympia, Panorama, and Hidden Oaks. Daybreak new homes generally start around $550,000, while Herriman new construction starts from $344,900 at Olympia, so the entry points differ meaningfully.

Which is better for 55+ and empty-nester buyers?

Daybreak has the dedicated option: SpringHouse Village is an age-restricted 55+ village with its own amenity center, pool, and single-level floor plans. Herriman offers newer single-story and low-maintenance floor plans across its subdivisions, but no comparable age-restricted village, so buyers there typically shop by floor plan.
