The largest expense is the real estate commission, which averages around 5.71% statewide and is fully negotiable following the 2024 NAR settlement. Non-commission closing costs average about 2.48% of the sale price and include owner's title insurance, title and escrow fees, prorated property taxes, recording fees, and HOA transfer fees if applicable.
