The Community: Scale and Location
Wildflower is a newer master-planned community in northwest Saratoga Springs, just off the 2100 North and Redwood Road corridor. It is developed by DAI, and the community's official website describes it as spanning over 1,200 acres with more than 3,200 townhomes and single-family homes planned. The developer's project page and the community site are the sources for those figures, and both describe roughly a third of the land set aside for parks, trails, and open space.
In size alone, Wildflower puts it among the largest residential buildouts anywhere in Utah County today. The homes are organized into village sections, with a mix of home types that runs from townhomes up through larger single-family residences. Buildout is ongoing in phases, which means different parts of the community are at very different points: some sections have finished homes and open parks, others are mid-construction, and future plats are still to come.
For anyone comparing master plans, Wildflower is a different animal than a smaller subdivision. Three builders are actively building at Wildflower right now. Each brings a different specialty, and together they cover a wide range of home types and price points within the master plan.

A national production builder known for its included-features approach, with appliances, blinds, and other standard inclusions built into its townhome and single-family plans at Wildflower.
Toll Brothers
A luxury single-family homebuilder known for larger, more customizable homes and premium finishes at its Wildflower community.
EDGEhomes
A Utah-based builder with a range of floor plans and home types, including the Wildflower 2.0 phase of single-family homes and townhomes.
One thing to keep in mind is that availability changes by phase and village. The plans, lots, and models any builder has on the market this month are not the same as last month, and a phase that is sold out today can release new lots tomorrow. What to Know Before You Tour
New construction shopping comes with a few ground rules that most buyers learn the hard way. Two matter most at Wildflower, and both are easy to get right in advance.
Representation is registered on your first visit
Builders typically only honor buyer representation when your agent is registered on your very first visit to the model home or sales office. If you walk in and tour on your own, the builder may not allow an agent to represent you later, even if you bring one to the next appointment. Incentives change by phase and by month
Builder incentives, such as rate buydowns, closing cost credits, and design center credits, change by phase and by month. There is no single answer that holds all year, and what one village offers this month may not be what the next release brings. We treat incentives as part of the comparison: we ask what is actually on the table for each builder, each phase, and each month, and we help you weigh it against the base price of the home. The other piece of advice we give every new construction client is to separate the model home from the home you would buy. Models are dressed with upgrades that are not in the base price, so ask what is included at the price quoted, not what is in the model.
