The Community at a Glance

What Makes Desert Color Special

Desert Color is one of the largest new developments in Southern Utah: a resort-style master plan of roughly 3,300 to 3,500 acres on the south end of St. George along the I-15 and Southern Parkway corridor, with the first plats recorded in 2019 and dozens more since. Its signature is a private swim lagoon of about 2.5 acres with more than half a mile of white-sand shoreline, billed as the largest private body of water in the St. George area.

The community is intentionally built for families, second-home buyers, and younger buyers who want a resort feel without resort pricing. Neighborhoods wrap around the lagoon and community parks, and a roughly 180-acre town center with hotels, dining, retail, and offices is planned and beginning to fill in, with the first shops already open.

Community Type

Master-Planned Resort-Style Family-Friendly

Adam and Natalie help buyers find the right community type first, then the right home inside it. That is especially important in Washington County, where a 55+ community, a golf enclave, and a family master plan can sit ten minutes apart and feel like entirely different lifestyles.

Planned Town Center

About 180 acres of commercial land designated for hotels, restaurants, retail, and offices, with dining already opening along the main parkway.

Resort Amenities

Multiple pools and hot tubs, cabanas, pickleball courts, trails, and neighborhood parks spread across the master plan.

A Place for Everyone

Entry-level condos and townhomes on one end, larger single-family homes on the other, plus a dedicated 55+ neighborhood called Regency at Desert Color.

Proximity Highlights

The recreation and destinations that define the Southern Utah lifestyle near Desert Color.

St. George

Minutes from the south end of town, with I-15 access at the Southern Parkway interchange

St. George Regional Airport

A short drive, making second-home ownership convenient for out-of-state buyers

Sand Hollow Reservoir

About 25 to 30 minutes for boating and the dunes

Snow Canyon State Park

Roughly 25 minutes to the red rock trails

Typical Housing Stock

Because Desert Color is young and building out fast, the housing stock runs the full spectrum: starter condos and townhomes, mid-size family homes on curving neighborhood streets, and larger lots in the resort-style sections. Almost everything is new construction, which means floor plans, finishes, and phase pricing change as builders release inventory.

The 55+ section, Regency at Desert Color, gives active adults the same lagoon-and-amenity lifestyle in a dedicated age-qualified neighborhood. With the town center still coming into focus, buyers who get in on the right phase tend to capture the best of both value and lifestyle.

Desert Color is the community everyone asks about when they picture new St. George living, and it delivers on that picture: the lagoon really is the centerpiece. Just know that it is still building, so the best advice we give is to compare phases and builders carefully. We can show you where the town center is going and which neighborhoods will age best.
