The Community: A Lakeside Master Plan on Utah Lake's North Shore
Wander is a master-planned community in Saratoga Springs along the north shore of Utah Lake. Homes are organized into collections rather than one uniform product line, and Oakwood Homes, the community's builder, offers five distinct home collections at Wander. Together they span a wide range of home types, from townhomes up through single-family homes.
That range matters when you are comparing communities. Because Wander includes both attached and detached homes, buyers at very different stages often end up comparing homes within the same master plan, from those looking at the townhome collections to those after a single-family home with a lakeside location. As with any active master plan, Wander is still taking shape. One thing to keep in mind is that availability changes by phase and by collection. The plans and lots Oakwood has on the market this month are not the same as last month's, and a phase that is sold out today can release new lots tomorrow. What to Know Before You Tour
New construction shopping comes with a few ground rules that most buyers learn the hard way. Two matter most at Wander, and both are easy to get right in advance.
Representation is registered on your first visit
Builders typically only honor buyer representation when your agent is registered on your very first visit to the model home or sales office. If you walk in and tour on your own, the builder may not allow an agent to represent you later, even if you bring one to the next appointment. Incentives change by phase and by month
Builder incentives, such as rate buydowns, closing cost credits, and design center credits, change by phase and by month. There is no single answer that holds all year, and what one phase offers this month may not be what the next release brings. We treat incentives as part of the comparison: we ask what is actually on the table for each phase and each month, and we help you weigh it against the base price of the home. The other piece of advice we give every new construction client is to separate the model home from the home you would buy. Models are dressed with upgrades that are not in the base price, so ask what is included at the price quoted, not what is in the model.
