What Makes Black Desert Special

Black Desert is the boldest new chapter in Southern Utah real estate: a roughly 600-acre resort destination in Ivins, about six miles north of St. George, set on ancient black basalt lava fields and ringed by red sandstone cliffs, just outside Snow Canyon State Park. It pairs a resort hotel that opened in late 2025 with a championship golf course widely regarded as one of the best in the West, plus an on-site private residence club where owners share in the resort's golf, dining, and wellness amenities.

The golf course, designed by Tom Weiskopf with architect Phil Smith and opened in May 2023, is billed as Weiskopf's final design. At par 72 and roughly 7,500 yards with famously wide fairways and a bonus 19th hole, it has drawn national acclaim and now hosts professional tournaments including the PGA Tour's Black Desert Championship. For buyers, this is resort living with real horsepower behind it.

Community Type

Golf & Luxury Resort & Residence Club

Adam and Natalie help buyers find the right community type first, then the right home inside it. That is especially important in Washington County, where a 55+ community, a golf enclave, and a family master plan can sit ten minutes apart and feel like entirely different lifestyles.

Lifestyle & Amenities

What daily life actually looks like in Black Desert.

Proximity Highlights

The recreation and destinations that define the Southern Utah lifestyle near Black Desert.

Snow Canyon State Park

Adjacent to the resort, with its signature trails and lava tube hikes minutes away

St. George

About six miles south, with the airport, hospitals, and downtown shopping nearby

Tuacahn Amphitheatre

The red rock outdoor theater in Ivins is roughly ten minutes away

Sand Hollow Reservoir

About 30 minutes east for boating, paddleboarding, and the dunes

Typical Housing Stock

Residential offerings at Black Desert center on the resort's private residence program: furnished condominium-style residences and studios with high-end appliances, sold turnkey and tied to club membership. It is a different kind of Utah buy than a traditional single-family home, closer to a luxury hotel residence with ownership privileges across the resort.

Because the community is new and the residence inventory is specialized, the Starks recommend touring with someone who understands the resort's membership structure and resale dynamics. They know the property from the inside, and they can walk buyers through exactly what ownership includes today.
