The late-October to early-November new construction calendar is the year-end window in its most readable form: model home grand openings are landing on the calendar, the biggest master plans are putting names and plats on their next phases, and builders are pricing inventory to move before New Year. Garbett's Mosaic in South Jordan holds its grand opening on October 24, The Point's 363-unit first residential building now has a name, Chroma, Toll Brothers flagged Westlake Vistas as coming soon in Saratoga Springs, and McArthur Homes' Pagoda Grove joined the coming-soon list inside Herriman's Panorama site, while Tri Pointe's Polaris sold through its inventory at Terraine.

This mid-October 2026 update covers the new neighborhoods and model home openings you can tour between now and the first week of November, the construction milestones that actually changed since our late-October report, builder announcements across Daybreak, South Jordan, Herriman, Lehi, Saratoga Springs, West Jordan, and the outer collar of Riverton, Bluffdale, and Eagle Mountain, and the builder comparison picture heading into the strongest negotiating quarter of the year. If you are weighing a new build before the year-end inventory window, this is the freshest picture we have published this month.

Daybreak (South Jordan): Mosaic's Grand Opening, and the Downtown Core Fills In

The single most bookable new-construction event in the valley this month is Garbett Homes' Mosaic grand opening on Saturday, October 24. Mosaic, the energy-efficient townhome community near the Daybreak edge in South Jordan, moved from pre-selling into active construction over the summer, and the finished product is now ready to present with its grand-opening event. Entry pricing lands from about $469,900, which makes it one of the lowest-cost ways into the Daybreak market without leaving the master plan's orbit, and the October 24 date is the marker to put on the calendar if you are comparing townhome product in the south end of the county.

Mosaic

  • Garbett Homes grand opening October 24
  • Energy-efficient townhomes near the Daybreak edge
  • Entry pricing from about $469,900
  • Move-ins beginning through the fall

The Pennant

  • 190-unit building at America First Square
  • Resort pool, coworking spaces, ballpark sky deck
  • First households settling in this fall
  • Pre-leasing opened over the summer

Downtown Phase Two

  • First 31 townhomes at Grandville and Center Field Drive
  • Live/work units with ground-floor retail
  • Holmes Diamond Collection from about $600K
  • Sego live/work product about $750K

Around the grand opening, the rest of Daybreak is settling into its fall rhythm. The Pennant, the 190-unit multifamily building beside the ballpark at America First Square, welcomed its first households through the fall leasing season, which puts hundreds of new residents into the downtown core just as the retail math for the whole district improves. Phase two of Downtown Daybreak's residential build is waist-deep in construction: the first 31 townhomes are rising at Grandville Avenue and Center Field Drive, including the live/work units with ground-floor retail from Destination Homes, Holmes Homes, and Sego Homes that anchor the street-level life of the district.

Two notes for touring week. The Watermark Village community pool and Watercourse expansion, with hot tub, saunas, and sand volleyball planned, stays firmly scheduled for a summer 2027 opening, and the 18 model homes across the Watermark South and North hubs remain the deepest furnished field in the neighborhood. Cascade Village still shows the county's largest model collection at 28 furnished models across the Watergarden and Parkside galleries, so a Saturday built around Mosaic's opening can cover the full spectrum from entry townhome to luxury single-family.

Utah City (Vineyard): Vertical Construction, Named Partners, and the Honest Counterpoint

Utah City's downtown is now fully staffed, so to speak. The developer behind the 600-plus-acre transit-first master plan in Vineyard selected Related Companies and Oxford Properties Group, the team behind Manhattan's Hudson Yards, for the downtown entertainment and retail district on September 30, and Odyssey Retail Advisors, the firm behind the retail strategy at Hudson Yards, CityCenter DC, and the Bellagio, was named September 22-23 to curate the roughly 250,000-square-foot Broad Street district. Construction on the downtown is anticipated to begin in spring 2027, and the pieces around it keep moving: Corix brought Utah's first heating-and-cooling thermal public utility online in September, and the Huntsman Cancer Institute campus began vertical construction after its September 1 cornerstone signing, targeting a 2028 opening for its outpatient Phase 1A.

What's Actually New Heading Into Early November

The movement at Utah City this month is the downtown sharpening into a buildable plan:

Downtown Developer Named

Related Companies and Oxford Properties Group, the Hudson Yards team, were selected September 30 for the downtown entertainment and retail district, with construction anticipated in spring 2027.

Broad Street Curator

Odyssey Retail Advisors, with retail strategy behind Hudson Yards, CityCenter DC, and the Bellagio, was selected September 22-23 to shape the roughly 250,000-square-foot dining, fashion, wellness, and entertainment district.

Thermal Utility Online

Corix brought Utah's first heating-and-cooling thermal public utility online in September, a low-carbon system designed to scale with the roughly 20 million square feet planned at full build-out.

Huntsman Goes Vertical

The $400 million Huntsman Cancer Institute campus, the largest single investment in HCI history, is in vertical construction with its outpatient Phase 1A targeted to open in 2028.

The honest counterpoint deserves airtime this quarter. A mid-October examination in the Salt Lake Tribune asked whether Utah City's walkable downtown can succeed amid the sprawl it is surrounded by and the backlash to density that has trailed the project, and that is a real question, not a rhetorical one. The first phases answer it slowly: Bella's Market is Vineyard's first grocery store, Fini Pizza serves its New York-style pies on the main street, Berliner Park and the first segments of the 12-acre Greenline ribbon of parks are open, and the FrontRunner station has connected the site since 2022. Leasing and foot-traffic numbers over the next two years will tell the story better than any rendering, and for buyers the practical read is unchanged: Utah City is the most transit-forward and urban master plan on our coverage list, it prices accordingly, and spring 2027 remains the construction date to watch.

The Point (Draper): Chroma Gets Its Name, and the River District RFP Stays on the Calendar

The Point, the 600-plus-acre master-planned development on the former Utah State Prison site, is roughly six months into vertical construction, and its first residential building finally has a name: Chroma. The 363-unit mixed-use building along the I-15 corridor carries about 42,000 square feet of ground-floor retail, and roughly 45 of its units are reserved at 60 to 80 percent of area median income, which keeps The Point's early phases a mixed-income story rather than a purely luxury one. It anchors the first 104-acre downtown district whose social core is The Promenade, a roughly 2,000-foot walkable main street under construction, and sits beside the naming-rights deal that made the roughly 5,000-seat venue the Mountain America Event Center, a reported ten-year agreement in the low eight figures with Oak View Group.

The for-sale headline remains the River District. The Land Authority's July call sought roughly 800 to 900 owner-occupied homes on about 50 acres between the boulevard and a future FrontRunner station, with a mandatory pre-proposal meeting held July 16, finalist teams were shortlisted over the late summer, and the request for proposals to the selected team is expected this fall. No builder has been publicly named yet, and the realistic expectations hold: for-sale vertical construction there is not expected until spring 2028, so the first single-family closings at The Point are still not a 2027 event. Around it, the University of Utah Health agreement, a roughly $43.5 million purchase of about 46 acres, makes U of U Health the exclusive health care provider for the district, and Porter Rockwell Boulevard, the development's first road, is finishing out this year. For the full phasing debate, our What The Point Means for the Wasatch Front article is the place to start.

AI-rendered illustration of the late-autumn buildout pace across Utah County, from Utah City to Wildflower and Wander.

Herriman: Pagoda Grove Joins Panorama's Coming-Soon List, and Olympia Keeps Its Ladder

Herriman remains the largest new construction supply zone in Salt Lake County, and the mid-October developments touch both of its big master plans. At Olympia, the roughly 930-acre master plan west of town, Richmond American's Creek Ridge Cove stays flagged as coming soon from about $624,990, joining Great Basin in fuller selling from the mid-$400s and D.R. Horton's Capitol Reef still releasing lots farther in. At the top of the ladder, Richmond American's Teton Ranch runs from about $754,990, and EDGEhomes keeps Kings Canyon and Mount Rainier selling on the same plan, which means Olympia still spans the full range from entry product to the $750,000-plus band in one address.

The newer name is at Panorama, the roughly 555-to-640-acre proposed mixed-use community in southeast Herriman. Pagoda Grove by McArthur Homes is now flagged as coming soon within the Panorama site, a second builder alongside Fieldstone Homes, which still lists Panorama as a coming-soon community with VIP first-look interest forming. The master development agreement, the city's landscaping commitments along Juniper Crest Road, and the Panorama Park completion target of the end of 2028 are unchanged, and the timing question remains when the first plat clears, not whether. When it does, Panorama becomes the next wide-open inventory event in Herriman: fresh entry product right off the Mountain View Corridor. Our explainer Olympia: What to Know About the 930-Acre Development covers both sides of that story.

The active collections this month: Hidden Oaks from Ivory Homes added a new 29-lot cottage phase, with lots running roughly 6,000 to 6,800 square feet and landscaping included, listed from about $639,500, alongside the earlier series from about $550K. The Joshua Tree townhomes from Wright Homes keep selling, and Trader Joe's at the Commons Towne Center keeps pulling foot traffic. The real-life Up house at Herriman Rose Boulevard remains a fun mid-tour detour when you are already in the southwest valley.

Lehi: Inverness Widens Its Range, and Lakeview Estates Enters Its Endgame

Lehi's volume engine keeps pacing, and the newest twist is that it now spans a wider price range than the catalog suggested a year ago. D.R. Horton's Inverness, the roughly 1,200-acre master-planned community east of I-15 near the Timpanogos Highway corridor, keeps moving through Plat D, its newest release with 278 single-family homes and 126 townhomes on a site that preserves roughly 472 acres of open space near the Lehi Utah Temple and beside Belmont Elementary and Viewpoint Middle School. Entry product runs from the low $400s, and newer plans such as the Torren, from about $1.25 million, plus the Tradition Series models, now sit at the top of the community's range, which makes Inverness one of the few master plans in Utah County where one sign covers everything from entry townhome to the seven-figure mark.

Ivory Homes continues to layer addresses across Lehi. The four sub-communities at Holbrook keep selling: Holbrook Place Estates from roughly the low $630s, the Holbrook Place Collection from the low $620s, Scandia Cottages from the mid-$540s, and the Jordan Walk Towns from about $416,500. Newer on the roster, Juniper at Harmony with its Arbor Series and Anderson Farms Towns keep adding entry-and-move-up product to the north end of the corridor, and the new Whole Foods at the Morning Vista collection keeps pulling retail gravity into the newest plats.

At the luxury end, Toll Brothers' Lakeview Estates announced its final-opportunity phase back in March with roughly four homes remaining from about $1.15 million, and that is now the shape of the story heading into November: the premium new-construction headline in Lehi is genuinely reaching its endgame rather than adding phases. For buyers comparing the two Utah County powerhouses, our Lehi versus Saratoga Springs comparison walks through how they divide by commute, price, and lifestyle.

Saratoga Springs: Westlake Vistas Comes Into View, and Beacon Pointe's Plat Docket Moves

Saratoga Springs stays the most construction-dense Utah County address in 2026, with the city tracking roughly 635 new residential units per year and 860-plus active development projects, and the newest builder signal is a second Toll Brothers address. Westlake Vistas by Toll Brothers is flagged as coming soon, joining the $799,995-plus Toll community at Wildflower and putting the premium builder's Saratoga Springs footprint at two sites as the year closes. At Wildflower, the roughly 1,200-acre buildout at 2100 North and Redwood Road, Lennar's newest collections, Villages from about $550K to $595K and Cottages from about $590K to $640K, are holding their grand-opening events at the Welcome Home Center at 1832 Blue Flax Drive, with a planned lake and dog park on the horizon for the newest series. They join the Canyons, Zions, Estates, Villas, and Primrose series already in selling, with Zions townhomes from the $429,900 range.

Westlake Vistas

  • Toll Brothers' second Saratoga Springs address
  • Flagged as coming soon for the year-end window
  • Premium product joining Wildflower and Lakeview Estates
  • Watch for the opening announcement

Beacon Pointe

  • New phase still flagged coming soon
  • Current homes about $551,990 to $649,990
  • Central Living product on 35-ft homesites
  • V2 plat amendment in the city queue

Wander

  • Oakwood, Lennar, and Richmond American active
  • Village 3 plats K-1, L-1, and L-2 in motion
  • Entry product from about $299,990
  • Springs Village gated from about $749,990

The other mid-October item is the paperwork moving behind the scenes. Beacon Pointe, David Weekley Homes' community at 903 Halvorsen Parkway, has its V2 plat amendment working through the city's review queue, an update dated this month, while a 15-unit building is under construction on the property. The current phase sells from about $551,990 to $649,990, and the builder's Central Living product line, four plans on 35-foot homesites running roughly 2,752 to 3,597 square feet with 3 to 5 bedrooms, expands the community into a second product type. Meanwhile Arcadia Springs, the semi-custom luxury master plan at 1400 Crossroads Boulevard, keeps selling quickly on larger lots, and Wander keeps its pipeline honest: the city's approvals for the Wander 2 Community Plan fifth amendment and the Wander Village Plan 3 amendment 3, plus Village 3 plats K-1, L-1, and L-2 moving through approval and into construction, keep the next village phases queued behind this fall's selling. Our community deep dive covers Wander on Utah Lake in detail, alongside the Wildflower buildout guide.

The docket beyond the headlines stays busy, too: Pelican Point's rezone, the Andover rezone and annexation, Evans Estates, Fox Hollow N8, Hidden Landing Phase B, and Lighthouse Cove are all moving through the city's pending list, alongside the Riverwalk phase one preliminary plat, North Cove's condo final plat, Three Canyons, and West Lake Commons. On the waterfront, D.R. Horton keeps a townhome line in the city around $386,000 with 30-year FHA rates near 5.5 percent and conventional near 5.9 percent on select homes, subject to change and preferred-lender verification.

Terraine (West Jordan): Polaris Sells Through, and Weekley's Egret Model Opens

Terraine, roughly 630 acres of far-west West Jordan in the West Bench with about 2,800 homes planned at full build-out and roughly 214 acres preserved as foothill open space, has crossed two milestones since our last report. First, Tri Pointe's Polaris, the builder's first-ever Utah community, sold through its available inventory, which closes the modern-foothill-styling chapter of the neighborhood's first selling wave. Second, David Weekley opened the Egret model at the Reverie Collection at 7171 South Ramble Road, so comparison shoppers can now tour fresh finished product rather than renderings. The community's roughly 170 homes delivered so far keep The Shed and The Plunge busy, which means models here are still judged against a graded, planted, walkable loop rather than a dirt farm.

The active builder field runs five deep after Polaris' close, and the newest full-price point remains Rainey Homes, with the Northlight Collection on 70-by-100-foot lots starting in the $900,000s at 7162 West Sage Run Road, model open, and the Orion Collection from the $800,000s at 7138 West Hidden Hills Way. Around them: David Weekley sells the Aura Collection on 42-foot homesites from about $599,990 and the Reverie Collection on 50-foot homesites from about $735,990; Ivory offers Terraine Towns townhomes from about $395,000 at 7156 South Ramble Road plus its Terraine single-family collection; and Sego Homes fills the entry slots with a roughly 75-home collection at 7143 South Ramble Road, quick move-ins available, from about $437,000 to $559,000. That is still the widest active builder spread in the county at one address, exactly what comparison shoppers want.

The differentiator at Terraine remains the land: contour-responsive architecture, water-saving Localscapes, and the open-space network as you climb the older streets toward the Oquirrhs. With Polaris closed and Weekley's new model open, the floor-plan catalog at every surviving builder has changed in the last month, so walk it with a plan and treat October's pricing as a floor, not a finish line.

Riverton, Bluffdale, and Eagle Mountain: Quiet Chapters, Moving Pieces

The outer collar keeps composing quietly across the edges of the metro. In Riverton, Alpine Homes' Riverton Cove remains open for sale at about 12900 South 1830 West with a furnished model on site and roughly 11 home sites from about $715,000, one of the few true brand-new community moments left in the corridor. Ivory's Harvest Gardens 55+ community and Harvest Gardens Villas stay move-in ready, with the Villas from around $564,000, and David Weekley's The Homestead, the Riverton 55+ community, is sold out, which quietly raises the value of the remaining active-adult inventory nearby.

In Bluffdale, EDGEhomes' Independence Village has closed out its builder inventory, so the affordable gateway to The Point now lives in resale rather than new construction. The city's signature 14600 South railroad crossing project keeps marching: the roughly $77 million project is replacing the old one-way underpass with a wider two-way, four-lane tunnel, with completion projected in early 2027 and pedestrian and cycling trails part of the new alignment.

Eagle Mountain stays the value frontier of the western valley, and the builder count keeps climbing. At Oquirrh Mountain Ranch, Oakwood Homes' Brio Collection sells from the low $500s near Utah Lake, now joined in the community by LGI Homes, which anchors the ranch with roughly a dozen floor plans from about $440,000, which means one sign now spans both builders' catalogs. Ivory's Overland, a master plan planned for more than 3,000 homes, keeps adding lines with Overland Cottages coming to market, and around them sit Rose Ranch from EDGEhomes from about $499,900, Antelope Meadows from Fieldstone from about $534,900, Juniper at Harmony from Meritage from about $434,900, and Richmond American's Pony Express Estates, Brylee Farms, Sage Park, and City Center from about $469,990. Meta's expansion of its Eagle Mountain data center campus, announced September 14, lifts the city's total Utah investment past $3 billion and keeps the construction economy, the tax base, and the rental demand math moving in a city that already reports roughly 116 development projects in its planning pipeline.

Highland, Cedar Hills, and the Murray Corridor: The Quiet Ends of the Market

The quiet ends of the market are not actually quiet. In Highland, Ivory's Ridgeview leads the newer-community list: Ridgeview Scandia Cottages from about $709,900 and Ridgeview Estates from about $1,177,500, on a city that adopted a new general plan in 2026 to guide the next wave of development. In Cedar Hills, a new community is flagged with a 2027 groundbreaking anticipated, and David Weekley's Cedar Canyon, just across the line in Pleasant Grove, keeps models open daily with the Spectra plan from about $596,990. Alpine remains a custom and luxury market, where the inventory event is a lot releasing rather than a model opening.

In the Murray, Midvale, and Sandy corridor, Garbett Homes is the most active builder. The Gallery at Bullion in Murray, a 69-home community of townhomes and single-family homes starting in the $500s, keeps selling about seven minutes from Fashion Place Mall. The Mill in Midvale keeps its Zero Energy Ready homes near $669,900 to $724,900 with quick move-ins available. And in Draper, Garbett's Urbana, a new community from the $680s, remains a reminder that new construction is not only a west-valley story. For buyers who want brand-new product closer to the bench, these addresses fill that slot.

Fall 2026 Builder Incentives: The October Menu as of Mid-Month

The incentive stack is what separates a headline price from a real deal this fall, and heading into the year-end window the menu is the most aggressive we have tracked in this cycle. Utah County builders are commonly putting $15,000 to $60,000 on the table, and industry watchers peg overall incentive value at up to 10 percent of a home's price in some campaigns. Here is the practical menu as of October 15, 2026; every single item is time-limited and verification with the builder's own lender is mandatory:

Builder Offer Snapshot Where
EDGEhomes October promotion with a buydown scenario of 1.99% year one, 2.99% year two, 3.99% after, plus a standing 4.99% fixed with 3% concession toward price, closing costs, or rate Olympia, Wildflower 2.0, River Point, Rose Ranch
Ivory Homes Builder-paid 2-1 temporary buydown worth about $20,000, plus FHA 3/2/1 structure with rates near 4.99% on select homes Daybreak Watermark, Terraine, Holbrook, Hidden Oaks, Harvest, Ridgeview
D.R. Horton Buydowns from the high 3s to low 4s on select homes; Saratoga Springs townhomes near $386K at 5.5% FHA and 5.9% conventional Inverness, Saratoga Springs townhomes
Richmond American 2-1 buydown with year-one payments near 2.999% on select homes, plus Flex Funds toward closing costs, a permanent buydown, or up to a 2% price discount Olympia, Springs Village at Wander, Eagle Mountain
Lennar Year-one 1.99% rate on a 7/6 ARM with Everything's Included standard features bundled in the price The Valley at Wildflower, Wander
Garbett Homes Up to $25,000 to $30,000 off select homes with the October grand-opening events Mosaic (South Jordan), Bullion, The Mill, Urbana
Perry Homes About $21,000 toward a rate buydown or closing costs on select communities Terraine and other west-valley addresses

Stacking still matters. The Utah first-time homebuyer assistance, roughly $20,000 in an interest-free, payment-free soft second loan for qualifying households on newly built homes under $450,000, multiplies the value of the entry ends of Olympia, Eagle Mountain, and parts of the Terraine townhome line. And the October 1 ADU changes under Senate Bill 284 remain in force, so ask each builder which floor plans carry ADU-ready options and what the city approval path looks like. For anyone rate-sensitive, treat the buydown as math, not magic: the money disappears into principal quickly, and the honest comparison is effective true price, which is the incentive minus any neighborhood premium minus the total cost of ownership across an eight-year horizon. That is the worksheet we run with every client before a single model visit.

Builder Comparison: Who's Building Where Heading Into Early November

The golden rule at this time of year holds: builders would rather sell down inventory before year-end than carry it into January, and that reality is on the buyer's side between now and New Year. Plats, prices, and incentives change fast, so use this as a map to prioritize, not a menu to bake. For the full evergreen comparison of how these builders do business, our comprehensive New Construction guide and builder comparison runs a longer table with the philosophy behind each team.

Four Things to Do Right Now, If You Are in the Buy

1

Put October 24 on the Calendar, and Lock In Representation First

Garbett's Mosaic grand opening on October 24 is the single most bookable new-construction event of the month, and every major builder registers buyer representation on the first visit, full stop. Decide which three communities earn your Saturday, then bring us with you so you keep your negotiating seat. With Lennar's Villages and Cottages events at Wildflower and Creek Ridge Cove coming into view at Olympia, this is the single most effective thing you can do before you spend one hour in a model.

2

Run the Full-Cost Math, Not the Sticker

For every deal you short-list, add the incentives as credits and count the extra community costs, such as community facility districts and HOA dues, where they exist. An October 1.99-percent buydown against a $240-per-month assessment is not the same deal as the same buydown in a bond-light community. We run this on one worksheet for every client.

Use the New-Phase Window

The homes that delivered the most value per square foot over the past several years were almost always bought in a brand-new phase at opening pricing. That logic now points at Westlake Vistas in Saratoga Springs the moment it opens, Lennar's Villages and Cottages at Wildflower, Pagoda Grove when Panorama's first plat clears, Olympia's Creek Ridge Cove release, and the freshest Terraine lots around Weekley's new Egret model.

Play the Year-End Window on Both Sides

Builders would rather clear inventory before New Year than carry it into January, so October through December is the friendliest negotiating quarter of the year. At the same time, many builders start lotteries for their most sought-after 2027 deliveries in the next few weeks. Know your budget, know your two or three must-haves, and know what you will pass on, and you can capture both windows in one season.
